Florida HomeMinders, LLC performs services both on a contract and on an individual basis. A contract is available at a discounted price for monthly home minding services - please see the table below for pricing details. Many services are available only on an individual basis.

The home minding service consists of regular visits to the home that include:

Walk through interior of property, checking all doors and windows
Change position of curtains, change the time of automatic light timers, change minor things outside to make home look lived in
Walk around exterior of property, checking all doors, windows, and screened areas
Check security system, smoke detectors, circuit breakers
Check air conditioner, water heater
Check for signs of mold, mildew, insects and rodents
Run all faucets and flush all toilets
Briefly run kitchen sink disposal and dishwasher
Bring in mail from mailbox
Check for maintenance of lawn and pool
Contact owner or appropriate service provider if any problems are found
Written monthly report

Hurricane Service is a complement to the home minding service and includes preparations before hurricane season, preparations before a storm, and damage assessment after a storm. Minor damage repair is available at additional cost.
It is ideal to fully prepare a home for the hurricane season before it starts, so that nothing needs to be done in preparation for a storm. This is not always possible for various reasons, for example when the home is used occasionally even in the summer, when the local association does not allow shutters to be put up without a storm warning, or when outside potted plants are present. In this case we can go by your property when a storm threatens and do all the preparations, including putting up shutters and taking plants inside.
The price for Hurricane Service is split between a higher monthly charge and an additional storm charge each time the service is used. The storm charge depends on the amount of labor involved and is assessed individually for each home.

Home Opening and Closing Services are performed before owners arrive to their Florida property and after they leave.
Home closings generally include the items below, but are tailored to the needs of the specific home:

Set AC and humidistat to desired settings (usually 80 degrees and 60%)
Turn refrigerator off or down, clean out perishables
Turn off water at main line
Turn off water heater
Turn off hot and cold water valves to washer
Check that all windows and doors are locked

Home openings include the same items in reverse. The charge for an opening and closing is $25 if scheduled at least 5 working days in advance. Additional items can be added to the above list, including opening/closing shutters, bringing outside furniture into the house, wrapping opened food items in Ziploc bags, placing Damp-Rid in closets, cabinets, and cars. Additional charges may apply.

Concierge Services: General charges for concierge services are $40/hour for services scheduled at least 2 working days in advance, and $50/hour for urgent/unscheduled services. Project management services are charged at $50-$60/hour, depending on many variables. Hurricane services when a storm is threatening are $60/hour for customer without a monthly contract.
